1. The Tenant
and all residents must complete an application for residency prior to residing
in the Park. All mobile homes
and/or RVs must be appropriately
maintained and approved by Park Managers prior to moving into Park--The Park
Managers have sole option and discretion.
2. Applicants will undergo a background check. The right is reserved to refuse admittance based on the background check.
3. All rent is due by the 5th of each month. A late payment fee of $30.00 will be applied after the 5th of the month.
4. Each person residing in the community must be approved by Management, registered and listed on the Application and/or Lease Agreement. Each leased lot and/or mobile home is for single family occupancy only. No resident my sublet their lot or homes, take in boarders, or permit anyone other than persons listed on the Application/Lease Agreement to live on the premises. Rights to occupy are not transferable unless the proposed transferer/home buyer is approved by Management.
5. Residents must keep their home sites in a functional, clean, neat condition, and free of debris. If home sites are not maintained, the Park Manager may, at Management’s sole option and discretion, give due notice. If necessary, the Management may undertake appropriate maintenance at the Resident’s expense which will be added to the rent. No storage is allowed in or around your home. Bicycles, toys, etc., are to be kept neat and out of sight
6. No permanent structures are permitted on the leased lot. This includes such items; but, not limited to fences, walls, hedges, concrete pads, and clothes lines.
7. Please do not put items in the drains or toilet that are not bio-degradable. In the event that lines or septic tank has to be cleared as a result of your negligence, the tenant will be responsible for the repair bill.
8. Digging or driving stakes by residents is strictly prohibited due to underground septic tanks, power lines, gas lines, cable, etc. For the safety of your children, please ensure that they do not dig.
9. All household trash should be placed in plastic trash bags and securely tied before depositing in trash dumpsters. No outside trash cans are permitted. Leaving household trash outside of your home invites stray animals.
10. Resident is responsible for removal of old furniture, boxes, building materials, tires or other large items. The community dumpster cannot be used for such items.
11. Burning of trash, leaves or other waste is not allowed—fire pits of any kind are not permitted. The outside of the home shall be cleaned, repaired and painted (including roof coating for metal roofs), as needed. Please consult with Management regarding paint colors before painting your home.
12. Each mobile home to remain in the park must be underpinned.
13. Outdoor storage buildings will be permitted with management’s approval.
14. Mailboxes with address numbers are installed and maintained by Management. It is a federal crime to tamper with other people’s mail. Do not open any mailbox other than your own. Children should not be opening or playing with mailboxes.
15. Excessive noise (not limited to; but, including home or car stereos), disorderly conduct and/or disturbance, immoral or unlawful acts of any kind within the community is unacceptable. No obscene language on the premises. Residents shall be held responsible and liable for the conduct of themselves, members of their household, and their guests. Noise levels at your residence from music, TVs, and/or individuals heard outside your home is considered excessive.
16. Tenants are responsible for their visitor’s conduct. Visitors must follow the Carolina Hills rules while visiting.
17. Use or display of firearms of any type, knives, sling shots, air rifles, BB guns, air pistols, bow and arrows or other equipment which may endanger residents or their property are not permitted. Fireworks are not allowed.
18. The speed limit on Carolina Hills properties is 10 mph. Please observe the 10 MPH speed limit for the safety of everyone.
19. Please respect the privacy of your neighbors by not walking across other tenants lots to reach their destinations--please use the road. Also, do not drive across vacant lots. Drive only in designated driveways.
20. Two vehicles are allowed per household. Anyone operating a vehicle on the property should have a valid driver’s license and insured.
21. Motor vehicles should be in good operating condition and currently licensed. Vehicles that are in bad repair, unsightly, excessively loud or leaking fluids are not permitted.
22. Repairing or servicing of any motor vehicle within the community is not permitted, other than changing a flat tire and minor road-aid service
23. Motor vehicles should not be parked on the grass and hinder lawn maintenance.
24. Hazardous waste and materials such as used motor oil and batteries should be taken to county collection points and disposed of in accordance with the state laws.
25. Any concerns with neighbor or other complaints should be reported to Management.
26. Due to increase of water usage, pressure washing should be preapproved by Management. Please report any water leaks to management immediately.
27. No car washing or children’s pools.
28. The park management is not responsible for lost or stolen items. Although theft has not been a problem, the tenant should keep their vehicles, campers, tools, associated equipment secured at all times.
29. Small house pets are permitted. Others are considered at the Management’s discretion. Any pets outside of the home must be on a leash at all times. (This is a South Carolina law and management fully enforces the leash law. Pets are not allowed to be chained outside unattended. Owner is responsible for properly cleaning up after pet. At no time should pets be exercised or allowed to relieve themselves in another’s yard.
30. Any tenant evicted from the park for any reason will not be allowed admittance back into the park as a guest or tenant.
31. Rules and regulations may be amended as deemed necessary. Tenants will receive written notification of any changes.
32. Residents are responsible for the actions of their children/teenagers and ensure they do not disturb other residents by use of offensive language, trespassing, or abusing other’s property.
33. Children under the age of seven years old shall be supervised by an adult at all times.
34. Residents should immediately notify management of any electrical outage, sewer blockage, outside water leaks or other apparent maintenance or safety problem so that it can be corrected as soon as possible.
35. Blatant, repeated or extremely serious violations will result in eviction from the community. If evicted from the premises, the resident may not subsequently return to this park for any reason.
Please remember, only if each Resident abides by these covenants at all times, can we maintain the attractive, safe, quiet and enjoyable environment at Carolina Hills.
